The following are very brief summaries and refer only to clauses
that may be relevant to day-to-day occupation. This is not intended
to be a legal interpretation but purely a guide towards the
actual text (Clause numbers are given in brackets). We suggest
that you obtain a copy of the Lease and refer to it for full
details or obtain further advice from your solicitor.
Lessees Obligations to the
Landlord
1. You must pay your ground rent. (Note: The Landlord is not
obliged to remind you.) (2.1)
2. You must paint the wood and ironwork in your flat at least
once every 7 years. (2.4)
3. You must not make alterations without the Landlords consent.

The Management Scheme
1. The Landlords have created a Management Company named Cripsey
Avenue Management (Hastingwood Court) Limited.
2. Upon entering into the Covenants and all other requirements
of the Management Company the first named tenant becomes a member
of the Company
3. The Landlords have granted a Lease to the Management Company
of the Common Parts for 99 years at a peppercorn rent. (4.a)
4. The Management Company is obliged to do the following in
respect of the Common Parts: (7)
b. Keep the premises clean, tidy and in good repair.

c. Keep the entrances, stairways and halls safe and well lighted.
(7.b)
d. Redecorate the interior parts in every fourth year. (7.d)
e. Redecorate the exterior parts. (7.e)
f. Keep parking spaces not demised in good repair. (7.f)
g. Keep fences and boundary walls in good repair. (7.g)
h. Keep the gardens in good order. (7.h & 7.i)
i. Keep the structure in good repair. (8.d)
j. Keep Hastingwood Court insured. (8.e)
k. Maintain the central television aerial. (8.f)
l. Apportion the costs of carrying out its duties between the
owners of the flats.
Lessees Rights
1. Access and to pass through the common halls and stairways.

2. To pass over the paths, steps and driveways. (12.b)
3. To use the gardens but not to play games. (12.c)
4. To use the parking areas. (12.e)
5. To connect to the central TV aerial. (12.f)
6. To use the drying area. (12.g)
Obligations of Flat owners to the Management
Company
1. To pay his proportion of the costs incurred by the Company.

2. To leave a deposit of £50.00 with the Company. (18.)
Restrictions on the use of the Flats
1. Not to cause a nuisance to other flats (22.1.a)
2. Only to use as a single private residence for one family.

3. Only to use the parking spaces for residential parking.

4. Not to do anything that might make the insurance void able.
(22.2.)
5. Not to make any sound that may cause annoyance or be audible
outside the flat. (22.4)
6. No music to be played or created between 11 pm and 9 am.

7. No signboards, advertisement, flower boxes, aerial or other
like object to be placed outside.(22.5,6,12 &13)
8. Not to shake any mat or carpet out of a window. (22.7)
9. Not to obstruct the halls, lobby or staircase. (22.8)
10. No animal may be kept which may cause annoyance to other
occupiers. (22.9)
11. Keep the floors of the flat covered with carpet and good
quality foam rubber underlay and suitable sound absorbing materials
for the kitchen and bathroom.
