Your property is one of 9 flats traditionally constructed as
a single detached block on two floors. There is a large car
park at the rear, accessed from Acres Avenue. There is also
a large Garage with driveway that is let to flat number 9. Each
of the other eight flats have an allocated parking space as
numbered in your Lease. There are 8 additional spaces available
for your visitors; each resident has been allocated with two
parking permits.
The Building is redecorated externally every 3 years and internally
ever 5 years, both the external and internal decorating was
last done in 2002 as well as the re-carpeting of the communal
hallways. A sinking fund is set aside annually in order to spread
such expenditure.
In recent times an entry phone system has been fitted at the
property, in the interest of security we would ask that residents
ensure that the main entrance door is shut at all times.
There are garden areas at the front, side and rear of the property
and these are maintained throughout the year with visits taking
place once a week during peak growing periods extending to bi-weekly
then monthly during the winter. An area of garden at the rear
of the building is fenced off for extra privacy and rotary dryers
provided for washing.
To the right of the front entrance there is an enclosed secure
storage area, which is part of the 'Common Parts'. Each flat
owner has a key to this area, which has been specifically provided
for storage of refuse bins, equipment and materials in connection
with Estate Maintenance.
Following change of Local Authority policy, all private refuse
must be placed in sacks and left for collection on Wednesday
morning. The sacks should be left to the right in front of the
Storage Room.
The entrance halls are automatically lit for your convenience
and the floors covered. A cleaner is engaged to regularly clean
the Hall, Stairs and Landings. Windows are also cleaned at the
same time.
