The following are very brief summaries created
for our purposes and refer only to clauses that may be relevant
to day-to-day estate management. This is not intended to
be a legal interpretation but purely a guide towards the
actual text (Clause numbers are given in brackets). We suggest
that anyone interested should obtain a copy of the Lease
and refer to it for full details or obtain further advice
from your solicitor.
The Lessee having entered into a Lease (or as an assignee
of the Lease) has made a Deed of Covenant to abide by the
terms of the Lease, in which the Lessee and the Landlord
(the Lessor) are legally bound by that contract and the
covenants therein.
The term of the lease is 99 years from 1981.
The Lessee makes two fixed payments each year plus the
balance proportion of the costs of maintenance and repair
(7th Schedule)
21 days are allowed for payments.
Parts of the
Building and Land reserved for the Landlord (not demised to
the Lessee)

- Halls, Stairs, Landings and other common parts of the
building
- All external parts but not the frames and glass of the
windows
- Any conduit, pipe or service not used solely by one flat.
